Water Damage Restoration

After your health and safety, our top priority in water damage restoration is preventing further deterioration.  Water quickly soaks in so deeply (even reaching the inner structure itself) that a natural rate of evaporation it could take weeks for everything to completely dry out, even in Ontario summers.  But all during that time dampness can be causing mold growth, wood to split and warp, and drywall to simply fall apart.

The world-leader IICRC sets guidelines for necessary actions based on the amount of water involved, as revealed by an inspection, in https://www.iicrc.org/standards/iicrc-s500/.

  • Class 1 — Little or no wet carpet, no hardwood floors, and only single room affected.  Depending on other conditions surface drying may be adequate.
  • Class 2 — A full room or several rooms affected with wet flooring, water migrating as much as a foot up walls and reaching the structure.  Building structural drying is necessary.
  • Class 3 — Flooring and the lower part of walls and insulation are saturated.  Aggressive drying is required.
  • Class 4 — Less-porous hardwood, stone, and/or brick is also saturated.  Even more advanced drying and monitoring measures are necessary.

Following IICRC guidelines and industry practices, our water restoration may include any or all of the following.

  • Water and debris removal, initial cleaning and sanitation.
  • Move furniture and other belongings out of the wet area.
  • Water extraction from floor, wall, and ceiling surfaces with powerful truck-mounted vacuum equipment.
  • Structural dry out with an array of specially designed air movers, refrigerant dehumidifiers, and other special equipment.
  • Mold abatement.
  • Cleaning, disinfecting, and deodorizing.
  • Repairs and reconstruction.
  • Waste and debris removal, haul away, and disposal.

Rather than relying on indoor air humidity and temperature measurements alone, a water damage specialist from Regal will make frequent direct measurements of the moisture content of various materials.  That means we never stop ahead of an important goal, and can make adjustments to maintain rapid progress.

Our certified cleaning and restoration technicians can also attend to the building’s contents with services that include upholstery cleaning, rug and carpet cleaning, and carpet replacement.  Beyond Class 1 flooding it’s necessary to replace carpet padding, but we can often rescue the carpet itself.

 

Flood Damage

Natural flooding, a frequent problem in the Ontario area, makes extra demands not just because of more extensive physical damage but because of health risks as well.  The IICRC flood damage restoration guidelines for worker protection, containment, and disinfecting is based on three categories of contamination.  The third may surprise you a bit.

  • Category 1 — The source of water is sanitary, so with immediate water removal health hazards are minimal.  But after 24 hours it must be treated as Category 2.
  • Category 2 — Contaminants are present, such as from a washing machine, tub or shower.  With germs and/or nutrients already present this level presents immediate sanitation issues.
  • Category 3 — Sewage and a toilet overflow are grossly unsanitary.  But natural flooding also falls under this category.  That’s because it’s come in contact with soil, which contains countless species of microbes in abundance.  Cleaning and disinfection must be meticulously thorough, with commercial-grade products.

Sewage Cleanup

For sewage removal, our microbial remediation specialists will be on the scene from the very start.  Bacteria, viruses, and other pathogens easily become airborne.  So in dealing with a sewage backup, it’s necessary isolate the work area with plastic sheeting as well to contain the mess.  We’ll also set up microscopic air purification filters.  Sewage removal can then proceed, followed by immaculate cleaning and disinfecting.  Anything that’s been in direct contact must be discarded if it can’t be heat sterilized.  In Ontario, as elsewhere, sewage and contaminated wastes must be transported and disposed of according to public health regulations.

Mold Removal

Today’s buildings are more air-tight, making mold problems more likely even without any sort of flooding.  Unfortunately, it may be lurking unseen in crawl spaces, inside walls, and under flooring (it doesn’t need light for growth).  So you may only notice a musty odor or just more frequent headaches, runny or stuffy noses, or eye irritations.  But if it’s a toxic variety (not all toxic species are the infamous black mold) prolonged exposure can lead to very serious health consequences.

Considering those hazards as well as the ease with which spores spread, all but the smallest of projects (below 10 square feet, with special precautions according to the EPA) should be done by a licensed mold removal company such as Regal.  We’ll take care of everything, start to finish.

  • Visual inspection along with air and surface testing.
  • Isolate the working area with plastic sheeting.
  • Set up negative-pressure exhaust and HEPA air filters.
  • Thorough spore and mold removal by approved processes.

  • Non-toxic and environmentally safe anti-fungal treatments.
  • Water extraction, dehumidification, and drying.
  • Proper disposal as hazardous waste.

Flooding in Ontario CA
